Below is a checklist of the items typically required by lenders in order to secure credit and close on a mortgage loan. The earlier you can pull the relevant information and documentation together, the quicker and more painless the process will be!

Financial Documentation
Most recent paystubs (30 day period)
W-2 forms (2 years)
Federal Tax Form 1040 with all schedules (2 years)
3 most recent bank statements (Checking, Savings, IRA, Investment, etc)
1099 forms (2 years) if applicable
Federal corporate tax return form 1120 or 1120S with all schedules (2 years) if applicable
YTD P&L statement and balance sheet (signed) if applicable
Real Estate Information
Copy of sales contract (subject property)
Copy of sales contract (current home)
copy of deed or deed of trust (subject property) if refinance
Settlement statement for any property sold in last 12 months
Current leases for all rental property (extensions required if original lease expired) if applicable
Pre-sale questionnaire from condo / townhouse management company (if applicable)
Letters of Explanation / Other
Gift letter with donor verification (if applicable)
